Money
Transparent is a claim. This is the mechanism.
We do not advertise a pricing guarantee we cannot operationally keep. What we can keep is a paper trail you can read.
Detailed scope of work
If it is not written, it is not in the job. The scope is the document we argue with — not a memory of a meeting.
Allowance schedule
Finishes that are not chosen yet are listed as allowances, with a number attached. When you choose something else, the math is visible.
Change-order protocol
Changes are described, priced, and approved in writing before the work moves. Hallway decisions are not invoices.
Weekly budget movement
Your update includes more than photographs. If the number moved, we say so that week.
Known unknowns
Coastal houses hide moisture, openings, and obsolete systems. We name what we cannot know until walls are open, and how we will handle it.
Next step
Bring the number you will actually spend.
Tell us about the property and the work. We will tell you whether we are the right contractor — and what the first honest next step is.
