Residential

A condominium is not a house with an elevator.

HOA packages, freight elevators, quiet hours, neighbors, and systems you do not own. Florida condominium work commonly requires a Certified General Contractor.

Who this is for

Owners in towers and mid-rises — Longboat, Lido, downtown Sarasota — who want a finished interior without becoming a problem for the floor.

Not a fit: A contractor who has never run an HOA package or a freight elevator.

The building has rules. The last contractor ignored them.

Certificates, working hours, protection, and insurance are the job. We start there.

Nothing fits the elevator

Slabs, cabinets, and sofas have a size. Shop drawings come before the truck.

The view has to survive the construction

Water Club is a gulf-front interior rebuilt inside an occupied tower. That is the standard.

Questions we actually get

How do we start?

Request a Project Review. Tell us the property, the work, and the budget range you will actually spend. We will tell you whether we are a fit before anyone pretends there is a start date.

Are you licensed?

Yes. Beniamin Dumitrascuta holds Florida Certified General Contractor license CGC1531404, current and active. Verify it on the Florida DBPR site — do not take a logo as evidence.

Why does a condo need a CGC?

Florida commonly requires a Certified General Contractor for condominium work. We hold CGC1531404. Verify it.

Next step

Request a private Project Review.

Tell us about the property and the work. We will tell you whether we are the right contractor — and what the first honest next step is.
