Discover
We walk the property, hear what you actually want, and name the constraints — HOA, flood, occupancy, opening date — before anyone talks about tile.

Define
A written scope. What is in, what is out, what cannot be known until walls open. This is the document we will argue with later, not a memory of a meeting.

Design
Layout, millwork, finishes, and lighting as one language. Roxana directs interiors and materials so the rooms belong to the house, not to a showroom.

Price
Numbers attached to the scope, with allowances you can read. Changes described, priced, and approved in writing before the work moves.

Build
A protected jobsite, sequenced trades, and a named person running the day. You get a weekly written update covering progress, decisions, and budget movement.

Steward
Closeout, walkthrough, documentation. If the house needs a keeper after we leave, Gulf & Key Estate Management is the sister company built for that.
